What Matters to Us
We Focus on acquisitions in areas with economically diverse employment drivers and sustainable long term growth prospects, not reliant on a single industry.
We identify margin of safety based on ease of operational improvements, and by discount to replacement cost, comps, and in-place cash yield.
We look for stabilized occupancy, market positioning, recently profitable operations, and sustainable cash flow immediately after acquisition.
Most of our opportunities are off-market, and come from our network.
As analysts, asset managers, operators, and construction managers we choose to invest in projects which play to our strengths.
We implement proven strategies, and manage with diligent oversight to increase resturns on our investments.
Our strict underwriting guidelines are differentiated by local economic drivers and market dynamics
We optimize capital structure with debt and equity mix specific to business plans
We review & approve budgets, business plans, lease, and capital projects
We develop, manage and report on key performance indicators
We lead hands-on value-add strategies: both high level and day- to-day
We analyze and report on investment and property-level performance
